Most Rainham bathrooms are the original 1930s room with newer tiles stuck over the top of older ones. Take it back to a sound wall and set it out properly and the same small room looks like a different bathroom.

What we do

Tiling, done properly

01

Bathroom tiling

Walls and floors tiled and waterproofed properly — behind the bath and inside the shower, not just where it shows. Set out from the centre so the cuts fall evenly.

02

Kitchen tiling & splashbacks

Splashbacks, full walls and metro runs cut cleanly around sockets and switches, with the trims mitred rather than butted.

03

Floor tiling

Kitchens, hallways and utilities laid on a properly prepared, level floor so the lines carry through the doorways instead of jumping at each threshold.

04

Wet rooms

Tanked properly before a tile goes near it, falls set correctly to the drain, and finished so it still works in ten years.

05

Large-format porcelain

Big-format tiles need a flatter wall and back-buttering to sit right. We prepare for them rather than fighting them.

06

Regrouting & resealing

Tiling sound but the finish gone? Old grout raked out, fresh grout in, silicone renewed — a fraction of the cost of starting again.

Anyone can stick a tile on. Straight is the job.

Bad tiling shows for twenty years and from every angle — grout lines that wander, a cut that dies in a corner, a wall nobody set out properly before they started. The prep is the job: a flat sound wall, the run set out from the middle, and the cuts landing where nobody looks.

Tilers in Rainham

Straight lines, and cuts in the right place

The semis along New Road and Upminster Road South were built with a small square bathroom over the hall, and ninety years on most of them still have exactly that room. What has usually changed is the tiling — often two or three times, each layer stuck on top of the last, until the walls are out of true and the tiles sit proud of the window reveal. The honest fix is to take it all off, make the wall flat and sound, waterproof where the shower actually throws water, and start again with the run set out from the centre. It is more work than tiling over, and it is the difference between a bathroom that still looks right in fifteen years and one that has a cracked grout line by Christmas. Down by the marshes and the older cottages around Rainham Village the substrate is softer and wants treating gently rather than hacked at, and at Beam Park it flips entirely — new walls, flat and true, large-format porcelain and tight tolerances. We do all of it: bathrooms and en-suites, kitchen splashbacks, floor tiling through kitchens and hallways, wet rooms tanked properly, and regrouting and resealing where the tiling is sound but the finish has gone. Fixed price for the room, agreed before we start.

Frequently asked questions

How long does a bathroom take?

A small bathroom, walls and floor, is usually three to four days including the strip-out. A wet room with tanking runs closer to a week. You get the days in writing before we start.

Do I buy the tiles or do you?

Either. Most people pick their own and we tell you honestly how much to order — always add ten percent for cuts and breakages. We can supply if you would rather not.

Can you tile over the old tiles?

Sometimes, if they are sound, flat and well stuck. Usually it is the wrong call — it buries a problem and pushes the tiles proud of the window reveal. We will tell you straight which yours is.

What about the old tiles and rubble?

Stripping out, rubble and disposal are all in the price. Nothing is left in the hall or the front garden.

Are you insured?

Yes, fully public-liability insured, and happy to show you finished rooms nearby before you commit to anything.
